Checking For Utilities on Your Land Parcel | Lands for you

When you buy vacant land, it is important to know if utilities are available if you are planning on building.

If you are planning to build something in the area, you will need utilities. You will need power in the area and you will need water in the area – depending on what you are looking to do.

Rural Vacant Land – Generally in the middle of nowhere, or off-grid. Power and water are not available. You may have to use solar or a generator for power and drill a well or haul water and store it in tanks.

Subdivision – Generally have both water and power on-site.

Middle Ground – Land parcels that are in between and you are not quite sure if there is power or water. That’s what we are covering.

Power

Power is not something that the county can easily tell you. Maybe water, but definitely not power.

That’s because power is handled by private companies and water is typically handled by the town or the city where the land is.

As a first check, you can use Google Maps to see if there are power poles in the area. If power poles are available, then power is obviously going to be available.

You can also call the Planning and Zoning of the county and ask them “Who services this area?”. They might say APS/Navopache or a local utility.

Note: Know the parcel number of the land, the County will ask you for it.

IMPORTANT: Do not assume because utilities are in the area, they are easy to install. They can be cost prohibitive! As a real-life example. There is a pole 1/4 mile away but it will cost a minimum of $25,000 to bring it to one property. Always ask the power company: What or how much will it cost me to get power to my parcel?

Water

The county or the city generally provides water service to the parcel. Planning and Zoning might be able to tell you or point you in the right direction.

Some counties will send someone out to the site and check. That being said, there can be delays! Up to 30 days depending on the parcel.

In conclusion, before closing the sale or before having the deed of the parcel be transferred to your name, always do your due diligence and check about the utilities in the area; especially if you are looking to build!
